Note: from this angle, you cannot tell that 120 is a high-end cedar-shingled traditional renovation and that 122 is in need of bulldozing or a gut renovation. | |

| What's interesting about 120 is that it's been on the market since October '05 with barely a price budge at $2.25 million. It's possible that the Sag Harbor buyer doesn't want this kind of traditional cedar-shingled renovation that is happening all over the Hamptons. The Sag Harbor buyer might want somehting a little more historical. It's also possible that this house is in a wet area. Regardless, it is a beautiful house inside and out. | The house is surrounded by if not sitting in wetlands. Any kind of renovation or rebuild would include major bldg. department approval and a house raise. 122 needs to cut a deal with the buyers of 120. Otherwise, I think they are in trouble. | |
