386 vs. 390 Mecox Rd.- Bridgehampton

Today we've got a bare-knuckled Bridgehampton brawl between neighboring spec houses from different builders. Regardless of the outcome, there is one thing, I'm sure, upon which we can all agree. These houses are a definite improvement over the plain ol' farmfield that used to occupy this land! Let the battle begin...

Weighing in at $4,295,000, this 6,000 sq. ft. cedar-shingled traditional sits on 1.47 acres and boasts 6 bedrooms, 6.5 baths, 2 fireplaces, 2 car garage, central air, a gunite pool, sprinkler system, a full unfinished basement, alarm system, central stereo, and lots of other stuff. Weighing in at only $3,875,000, this 6,200 sq. ft. cedar-shingled traditional sits on 1.3 acres and boasts 6 bedrooms, 6.5 baths, 4 fireplaces, 2 car garage, central air, a gunite pool, sprinkler system, a full unfinished basement, alarm system, and lots of other stuff too. Built by Ocean Air Development:

On paper, these houses are obviously very similar. Early nod goes to 390 simply by virtue of price . Battle continues after the jump...

I admire that 386 did not just install the standard Hamptons white- cabineted kitchen as did 390. Still, I am highly partial to the 390 design. Advantage 390.

I'm not sure how I didn't get a picture of the 386 entryway, but i found it strikingly beautiful with a full wall of yellow panels along the staircase and coffered ceiling. (Here is the view from the room which would propbably be described as a den or library to get a sense of the incredible detailing. ) 390's entrance was relatively plain and unimpressive, with the crow's next walkway (which i am also not partial to) blocking the view of the windows. Another safe bet by 390, but a big victory (which unfortunately i can't show you) for 386.

386 has a beautiful wall of windows. 390 has an indoor outdoor fireplace with double doors out to the deck. Both are great features. Call this a draw.

386 has 4 decks, with a spacious main one, and a lard yard with the pool set to the side of the house. 390 has the outdoor bbq, smaller upstairs decking and the pool is centered, leaving less room for non-pool play. I'm going to call this a draw. Nice contrast in the choices a builder must make.

386 has a smaller freeform pool, privately set to the side of the house. 390 has a bigger, center-staged 45x18 pool with stone deck open to the reserve and a handful of houses. 390's stone and pool are nicer, but i'll take the privacy and big yard for the Winter and Fall. Edge 386.


Conclusion: There are a good number of south of the highway watermill/bridgehampton homes in the $4 million range. These two fit that bill, seem well-built, and are predictably attractive. They are not comp busters, but the reserve in back is a plus. Finished basements would have been nice, though.

At the end of the day, I'll go with 390 Mecox, primarily due to the $400k+ price differential, and secondarily because I like the finishes of the more traditional kitchen and bathroooms. (390 has the dark wood motif in the bathrooms, similar to the kitchen.) Kudos to 390 for trying to do something a little different. And their entranceway is simply gorgeous. Both homes are beautiful if not perfect. The farmland was beautiful too, though.
