| Two totally decked-out cottages. 3 beds, 2 baths, 2200 sq. ft., .44 acres. |

| Overlooking Hay Beach and designed by Norman Jaffe, the house also has high-end finshes and appliances. Has to be seen to be appreciated. Been on and off the market for years in the $3 million range. Listing with Corcoran for $3.15 since April '06. Maybe there is a deal to be cut here. |

| You want to be in the estate section, on a pond, near the ocean, and need room for 9 cars but not tennis. Maybe you are European and want a villa and not a traditional farm house? This is a beauty. |
| Closer Look |
| Almost 9,000 sq. ft., 6 bed, 7.5 bath, big big garage, Gunite Pool and Spa. Private. Specimen trees, etc. on 2 acres. Gary Depersia has the Listing with Corcoran for $13.95 million. On the market since September. This is the kind of place that maybe someone is specifically looking for and that's why the price may hold into the selling season. |

| In the Palma of your Hand in EHV |
| Palma Terrace - East Hampton Village |
| This once unfashionable, regular guy street between Cedar and Newtown Lane is representative of the escalating value of East Hampton Village Homes. |
| 31 Palma Terrace |
| Remember my review of 31 Palma Terrace? Ultimate glass-encased modern, 5 bed 5.5 bath, 4,600 sq. ft. including the finished basement on .38 acres. the most high end of finshes (excluding some elements in the basement). Gorgeous. Very cool house. See October 29th entry. Still on the market for $3.4m. And still the hands down winner on this street. |
| 33 Palma Terrace |
| Check out the next door neighbors. 5 bed, 3.5 bath, 3,300 sq. ft. traditional built in 1960 on .38 acres with gunite pool. Asking $2.795m. Listing with Prudential since October. |
| 7 Palma Terrace |
| This is a 2200 sq. ft. traditional with 4 beds, 3 baths and a fireplace buolt in 1950 on .37 acres for $1.295. Seems like you'd come out ahead with a total re-do than by buying 33 Palma. Listing with Corcoran. |
| 46 Palma Terrace |
| And this farm-style home was built in 2005 seemingly on spec. It's 2500 sq. ft. 4 bed, 4 bath, a fireplace, viking stove and sub-zero fridge on .35 acres with heated gunite pool. Seems like the pick of the litter at $1.9 million although sits on the corner of Cedar (a very busy street) and Palma. Put it in the middle of the block and it's likely to fare favorably to 33 Palma even up. |
| Conclusion |
| |
| However you slice it, this neighborhood and EHV continues to turn over towards the higher end. If 33 can sell near asking, you'd have to consider 7 an excellent buy. |

| Foxy Farmhouse, Southampton Village |
| 71 Fox Hollow Lane, Southampton |
| For the less fashionable neighborhoods in Southampton village between County Rd. 39 and Hill St., take a look at what's going on in East Hampton Village and feel good about your respective value. At $1.85m, this is better than anything you can find in the north-of-the-highway neighborhoods around Cedar St. in EHV. |
| The Porch |
| Stats: 2200 sq. ft. farmhouse with 3 beds, 2.5 baths, on .5 acres with heated pool, detached garage/guest house, private, landscaped, lovely. Listing with, who else, Corcoran. And listen to this, down from $3.495 million just this past May! Ha ha. You think the agenct thought they could sell at that price when signing up the client? |

| Victorian Bridgehamptonian |
| 112 Sagaponack Rd., Bridgehampton |
| Listed at around $3 million for the past year and a half, the market has decided that this property is not a deal. But at what price will or should it go? It's an enviable, authentic, country Victorian. Renovated with 4 beds, 2 baths, wraparound porch, central air, gunite pool and sits on a reserve south-of-thehighway. My guess is that Sagaponack rd. is a bit of a thorough fare as one of two connectors between Ocean and Sagg Main roads. Put this on a on a little side street nearby and $3 is probably attainable. Oops, upon 2nd look, looks like the owners will wait until the market heats up a little more. Now available for rent only. $75k for the season. Check out the Listing with Corcoran. |

Because at $2.75 for a really decent house with some top-of-the-line amenities in an incredible waterfront setting that includes a nature sanctuary, sunsets and boating, this has to be some kind of benchmark deal. Down from $3.5 this past July. Listing with Megan Darby at corcoran. |

| The Glove(r)s Come off for another Sag Harbor Battle |
| Another Sag Battle? Not So Much at 120 vs. 122 Glover |
| #120, at the bottom of Glover, shares a driveway with 122 Glover, which sits behind it. Both are on the market, even sharing an open house date last week. Click picture above for an expanded view. Note: from this angle, you cannot tell that 120 is a high-end cedar-shingled traditional renovation and that 122 is in need of bulldozing or a gut renovation. |
| 120 Glover St. |
| What's interesting about 120 is that it's been on the market since October '05 with barely a price budge at $2.25 million. It's possible that the Sag Harbor buyer doesn't want this kind of traditional cedar-shingled renovation that is happening all over the Hamptons. The Sag Harbor buyer might want somehting a little more historical. It's also possible that this house is in a wet area. Regardless, it is a beautiful house inside and out. See the Listing with Cee Scott Brown at Corcoran. |
| The View From 122 Glover to 120 Glover |
| What's interesting about 122 Glover is what a natural extension the property would be for 120 Glover. Other than that, it's going to be a tough sell. Why? |
| The Yard at 122 Glover |
| The house is surrounded by if not sitting in wetlands. Any kind of renovation or rebuild would include major bldg. department approval and a house raise. 122 needs to cut a deal with the buyers of 120. Otherwise, I think they are in trouble. |

| High Profile in Sag Harbor |
| 31 Hampton St., Sag Harbor, NY |
| Anyone who has driven into or out of Sag Harbor via rte 114 during the past year has noticed this gorgeous Hampton street renovation. And all of us have said, "Wow that's an incredible house; too bad it's sitting out there in the open for the world to watch as they drive by. And then we all watched in horror when they put in a swimming pool out on the highway side. Ugh. Well there was some price at which this incredible renovation of a Federal House that was converted into a Victorian at soem point along the way of it's history. I'm told it has an accepted offer at the $2 million asking price if not a signed contract. The developer should have left the pool out, put 14 ft. Leyland Cypress trees around the property and sold it for another $500k. This is a meticulous and truly historical renovation, inside and out. Listing Here with Corcoran. On the market since June. Still maybe a chance to get what will amount to a sure thing in the long run. |

| Rah Rah Rawson! |
| 23 Rawson Rd., North Haven |
| Here's a unique and beautiful, 7800 sq. ft. traditional with bayviews. It's one lot away from the open bay and has all the amenities with a sandy, private association beach. What's so great about this house is that it's a renovation and extension of a 1930s cottage with resulting nooks and crannies, and stairwells, and rooms that you wouldn't think are there. 3 totally separate living and sleeping areas in the house. |
| One of many Sitting Rooms |
| There are 7 beds, 6.5 baths plus servants quarters, heated gunite pool with jacuzzi and outdoor shower, 3 car garage with apt. and kitchen above, finished walkout basement, fireplaces, decks, media room. blah blah blah. |
| View from Master Bedroom |
| Here's the view from the master bedroom's deck. Renovation going up in front of it but not too big and the view is still very much there. A sunset view too. |
| Bird's Eye |
| WHAT'S not so great about this house is that it is 7,800 sq. ft. on one measly acre. Why do people do that? I guess that's why the price is down to $3.8 million down from $4.25. Been on the market about a year. Still, the feel is pretty open. SO, If you want a monster mint house with real character, sunset waterviews and steps to your own beach, then this is the one for you. |
| Panoramic Sunset View |
| But here is the real deal with this house, which I will now christen "The Eagle's Nest". The views here are panoramic. Straight out to the sunset. Cheesy house in an undervalued neighborhood, but incredible views. I'd guess $300k to renovate and flip. Otherwise, a great place to fix up and raise your family in the Sag Harbor school distric. Check out the listing here. Asking $850,000, represented by Sara Butler from Coldwell Banker. |

| The Street |
| Same kind of cute little street, maybe a tad less upscale, but same proximity to the village on the same side of the tracks. |
| On the Inside |
| Inside, this one has a little more charm, with wainscoting throughout the house. It's liveable in the interim. Note: there is a buildable lot behind this house, which can sort of see in the picture. For now, it's a nice little field. |
| Bird's Eye |
| Here's the view from the sky. Click the pic for a better look. The most significant difference between this and 55 Mill Hill is the price. 65 Dayton is asking $400k less! This one is also debbie Brenneman's at Corcoran (26 Mill Hill) , so she is doubly competing with 55 Mill Hill. Listing Here |

| Mill Hill Lane, East Hampton Village |
| Can't you hear the birds chirping? |

| Let's start here at this cute, unassuming, cedar-shingled ranch. But inside.... |
| 26 Mill Hill Lane, Kitchen |
this house is xxx mint, all the way. It's 1600 sq. ft. including finished basement, 2 bed, 2 bath with fireplace on .15 acres. Being offered at $1.575 million by debbie Brenneman at Corcoran. Is this price insane? On some level, yes, but I will say that if you're looking for a low maintenance little crib in East Hampton for your high flying lifestyle, you won't find a nicer one on a nicer street than this. Perfect for some single banker who's too busy to deal with a big house and pool. This may not go for asking, but it will go. If you build it, they will come. Listing here.
| Heading Up Mill Hill |
| Now let's travel up the street, where the houses and properties get a little newer and bigger, yet somehow somewhat less desirable (as we travel from the Village Green). |
| 55 Mill Hill Lane, East Hampton Village |
| This 2 story cape is 1700 sq. ft. all above ground, with 3 beds, 2 baths, 1 fireplace, and a detached 2 car garage on .19 acres with room for a small pool. Unrenovated. |
| Back of 55 Mill Hill |
| Looks a little nicer from the back. 55 Mill Hill is either a major re-do or a tear-down with greater size and property potential than 26. They are asking $2.1 million, which would put someone close to $3mil when all is said and done. Is this insane too? I have no idea. I will tell you that a broker, Evan Kulman at Corcoran, bought it, and if the house that he built, lived in, and recently sold on Joshua's Path is any indication of real estate aptitude, then he has it. Not going for listing though. Listing is here. |
